Overview
11 Belgrave is a net zero carbon destination headquarters moments from Victoria station, and a new benchmark for responsible urban workspace. We were brought into the project after it had already started, and delivered the full mechanical package across the building.
- 104,000 sq ft across 8 floors
- 14 water cooled condensers feeding 97 internal units
- Hybrid Daikin systems providing heating and cooling throughout
- BREEAM 'Outstanding', WELL Platinum, NABERS 5.5 star
- 70% reduction in operational carbon, 35% of existing structure retained
- 100% electric building with natural ventilation and biophilic design

The challenge
The client was unhappy with the service they had received from the initial principal contractor on the construction phase, and felt they were being overcharged once the mechanical package began.
They were facing a mechanical install on an award winning building with no confidence in the people delivering it.
The solution
Keyshel Interior stepped in and gave the client a fair price, consulting with us on the numbers first to make sure we could deliver on what was being promised. We took the project over.
Approach
We installed and commissioned multiple Hybrid Daikin air conditioning systems across all seven occupied floors. Fourteen water cooled condensers feed 97 internal refrigerant cooled units, providing heating and cooling throughout the building.
Delivered on time and on budget.

Outcome
A successful project, a happy client and a working relationship that has continued beyond the original installation.
Since completing the project, we have been invited back to 11 Belgrave Road for further works and are due to return again to fit out a new demise on the ground floor at the landlord's request.
For us, that is the best measure of a job well done: happy client, quality installation and more work to follow.
